I think I exhausted all of my options, this is my last effort before I (more or less) call it quits and finalize my list. Will welcome any suggestions as long as they fit what I'm looking for!! Doesn't matter if it would be a reach, target, etc. which is why I didn't include my stats
Schools on my list so far: Northwestern, University of Rochester, University of Maryland college park, University of Illinois Urbana Champaign, Illinois Wesleyan, Syracuse, Ithaca
What I'm looking for:
- LGBT friendly, specifically transgender friendly (gender neutral restrooms and housing options, student groups, etc.). Would be great if there are HRT resources on campus/near campus but not required!!
- In an LGBT friendly state or at the very least doesn't discriminate against LGBT educators and/or doesn't ban legal adults from accessing HRT
- Located in an LGBT friendly city/area
- Offers bachelors degree in Music Education, preferably has the option to have a specific emphasis (such as choral or instrumental)
- At least 5% Asian population (would be great if it's around 10%)
- Has an Asian student group
- Asian American friendly city/area/state
- Preferably not in a state that's too much to the west or too much to the north. The farthest west I can go is probably Colorado and the furthest North would be New York but that's a stretch, Pennsylvania's more of the true limit

2023.06.10 02:35 Inside_Ad6017 My service cut off mid dash and caused a 10 min order to take an hour to get completed.
| For starters I live at the edge of a city and can easy cross over to the next state within 10 minutes. So today just a little after 3 pm, I decided I wanted to make some extra cash and head over by chick fil a which is a super hotspot in my area. I park and wait for a decent order to pop up. Finally this order comes up, 7+ dollars for 3.5 miles. I’ll take it! Picked up the order with ease. They lived in the state cross from mine. It wasn’t anything but a 10 minute drive max. Plugged in their location and was headed on my way to them. As SOON as I get on the highway, I can’t see where I’m headed anymore. Went in and out the app to see if that was the issue… nope. Turned my internet off and on and tired using my data… nope. Then finally it hit me. I realized i forgot to pay my phone bill and I was using my data and once my phone device was suspended, I could no longer use it. I Proceed to drive into an unknown area of my my neighboring state and got lost trying to find a wifi connection SOMEWHERE… anywhere. Went to a domino’s, and sat there for 5-10 minutes then a cvs and finally saw a McDonald’s. Got connection and there and tried calling said customer multiple times through the dasher app and nothing. Texted him and told him my phone service cut out and even asked if he wanted to request a refund or I could see about going back to chick fil a to see if they could make him a fresh one. This whole time, he didn’t send a single text/ call back. Anyways, now that I was able to plug his location in using McDonald’s wifi, I went to his house and delivered his food to him. Saw he had a ring camera and even explained everything i already said in text and apologized for the inconvenience. Then I tried completing the order and couldn’t because it wouldn’t load. So I drove back to the same McDonald’s just down the street from his house and pay for my phone bill through McDonald’s wifi and finally had my own data I could use then went back to his house and was able to complete the order and it took an hour to do so. He gave me a bad rating and I don’t blame him but it literally wasn’t my fault. I know 100% he probably thought I was stealing his food and what not but honestly I wasn’t. I literally had no service and was in an area I’m not familiar in. Honestly just really bad timing. Started his order around 3:20 and didn’t complete until 4:30 Tdlr: Phone bill got suspended/ service went out basically less than 5 minutes after I took a customer’s order and leaving me unable to drive to his location due to no service to use causing me taking an hour and a half to deliver his food. This 40% of Provo’s population has been repeatedly shafted by our City Council and major concerns of this population are completely ignored. Why is that? Frankly,
students don’t vote. When I asked incumbents why they don’t campaign to or talk with college students it’s because we are not engaged. This is for several reasons that range from how busy we are in this stage of life, to complete apathy for government and I completely understand it.
However, I want to change that but I need your help. I’m running as a moderate independent, trying to be a voice for Provo’s silent 40% on both sides of the aisle. This means that I care about:
- Living within a budget (but also setting a budget that realistically can achieve what provo actually needs)
- Acting as a voice for renters against abusive/manipulative landlords and providing concrete reporting methods and fines against landlords that refuse to resolve major issues for their tenants.
- Promoting active transportation and increasing Provo’s walk/bike/scooter friendliness.
- Increase the level of shuttling and public transport offered for areas further from the universities
- Continuing to fund, maintain, and improve Provo's trails, biking paths, and conservation/sustainability efforts! (Also improving our leash laws and improving their control/implementation-- nearly been bitten a bit too much!).
- Improving the parking situation all over Provo while focusing on increasing our greenspaces.
- Working to further improve the level of inclusivity for members of the LGBTQ+ community in Provo.
- Focusing in on developing sustainable housing solutions for Provo’s growing unhoused population.
- Attracting more businesses to Provo and helping our current businesses to continue to grow and develop.

People seem to hate that I'm running on a "moderate independent" platform, but at the same time hyperpartisanship is preventing us from achieving solutions that work, are cost-effective, and are based in science and research. According to Gallup research, 37% of Americans identify as moderate, more than conservatives (36%) and more than liberal (27%). I'm hoping to bring both sides closer to the middle and actually work to get things done.
My campaign:

$0 campaign which means I am not seeking donations and I’m not spending any money beyond what was required to register. This means I’m not spending money on:
- signage
- hand bills
- advertisements
- campaign managers
- etc.
What I
am doing is trying to use social media to educate, promote, and share about the importance of civic engagement and trying to get the 40% people who for sure live in Provo 3/4ths of the year to register here and vote for someone who actually cares about them and their needs. It is now becoming a thing in the fellow HCOL city of Los Angeles for people to rent out RVs parked on the street because it's the cheapest option.

I have mixed feelings about this, on one hand it's pretty exploitative of those with little options, but on the other hand, it's providing housing at a cost where the supply doesn't really exist, and if it becomes widespread it would make it harder for police to harass them since it would be harder to single out in one RV when there's dozens. If worked in DC I would definitely rather pay $800 for an RV than whatever it costs to rent a room out in Arlington I definitely would, hell I'd pay that to rent one in Fairfax.
Although I say nova, because while the above phenomenon is happening in the city, I don't see it happening in DC here because most of the streets wide enough have some sort of federal building on them, and I could definitely see the police harassing tenants because of "national security" or whatever, so if does end up happening here, I'd imagine it would be in suburban areas like Arlington, Alexandria, or Fairfax.
Just curious what everybody's thoughts are.

2023.06.10 01:22 GhostsinGlass With the downtown revitalization starting and the boon our economy is receiving from the tourism uplift with the cruise ship visits I have to ask, where is the pressure on commercial property owners to stop being dead weight?
This one is tricky because in general I'm never a fan of those in authority telling others what they can and cannot do with what is their own private property but as it stands I feel this is an issue of those private property owners affecting others.
I love our city, I love to crack jokes about our city. What I don't love is the pang of guilt and embarrassment I feel when these shuttles/packs/herds of tourists are shuffling through downtown looking to spend their money and the area is littered with missed opportunities that end up bringing the overall experience down.
The little shop at the very nexus of the downtown core that's stood empty for far too long, right between NV and Milktease. What a fucking eyesore that is, with Dino Meneis face leering into the street from his election posters he couldn't be bothered to remove. Yeah Dino, you give a shit about Thunder Bay alright, dick. This location being left to rot by Azzolini is a crime.
The Lyceum, another problematic property with huge potential, allegedly going to be developed but that's been a song sung so many times now that the tune has gone flat.
ex-BMO, corner of Court and Red River, still siting empty and from what I've heard it's due to the price tag, another absolute waste of potential especially with the downtown revitalization That building looks like amazing potential. When your storefront could be angled to engage two intersecting corridors with very high travel, at a damned intersection no less you've got so much engagement that your advertising budget could be enough to buy a hotdog and you would still do well.
Apple Chipotles, something something dude may or may not be a woman beater so whatever makes things difficult makes me happy. Lot 66 and Tony & Adams pack the house with people and instead of having a little venue for people to pop over to for a little lowkey downtempo ambience with live entertainment they get to see a shuttered business. Shove a piano in there and play the blues, it would work.
77 Court Street, the solar powered derelict distillery that never happened, or whatever. This place and the lots around it being left to decay or worse really gets my ass in a tuba. The parking lot next to it is no-mans land where the asphalt is being replaced by our two native grass species, switchgrass and 3cc syringe. I don't know if the owner is the guy who owns the lot in the back but given that the parking lot has large scrap metal pieces that may at one point in time have been something useful makes me think so. That machinery has been sitting there rotting away since at least 2009 according to google streetview. what insanity is this? It's no wonder nobody wants to develop the lot next to it right next to those new apartment buildings. The same owner has a large greenspace in a back lot full of rotting vehicles. Various states of decay, lots fit for the crusher but some not out of the realm of restoring. Just sitting there smack fuck doing nothing but looking like shit. What's more is this shitheap of a property brings down the entire neighbourhood and that's really saying something when it's on fuckin Manitou.
17 Cumberland Street South, I don't even know anymore. Nothing on this stretch should be sitting empty because everything is booming on this street more or less thanks to Tomlin Sub, Lakehead, Water, Prospector, In Common, etc. Yet this old fashion store is dead weight doing nothing but holding up the apartments above it, or the law office I can't remember. Literally looks like the 1970's inside.
So the taxpayers and such want a return on the investment of their money being sunk into the downtown revamp, that's fully understandable and our city needs this. So if these and others are for whatever reasons just leaving properties as dead weight actively working against the best interests of the city and the taxpayers in it what pressure is being put on them, what pressure could be put on them. Wasn't it said here recently that residential taxpayers pay insane amounts because the CoC did some fuckoboingo thing that kept taxes dead dead low for commercial property owners?
That's something to be mad about, I love my city and I want it to prosper. I love when we get tourists on this subreddit coming to Thunder Bay and asking what to do, I love how so many people engage with those posts. So I feel that some of you may also feel a mutual sense of embarrassment at the presentation we are giving our guests, so there's another reason the city should be putting pressure on these dorks.
Sorry about the rant, I'm so sick of seeing Dino Meneis face, so very sick of it.
People might be upset about this focusing on downtown PA and ignoring downtown FW, I feel you but the problems are two very different degrees of difficulty. Compared to FW this PA problem is the lowest of the hanging fruits but if we can't even tackle this then there is no chance to remedy the FW area. FW could be many beautiful things but that undertaking is astronomical, valid? Completely and FW should be attended to instead of abandoned.
I support no action that displaces anybody. Housing is another big concern and that's where my goat gets got with things like 77 Court Street south. Corner of Manitou and Johnson is a very modern newly constructed MDU building, right behind it on the corner of Manitou and Court is a lot zoned for the same but completely untouched, I blame 77 Court.

Small details in a decision, tangential to the issue being decided, do not turn it into a landmark case, or even establish precedent. Rather, it is a decision's holding which determines whether a case is a landmark or not. The Independent is foreign owned and operated, but being a large outlet, they should know better than to put out an article like the one you linked to.
In the court system, pronoun policy is currently split at the appellate level, with the Sixth Circuit and the Seventh Circuit taking opposing sides. The Supreme Court has not weighed in on this yet, but the split makes it more likely they will choose to rule about it.

Both Champaign and Indianapolis are large cities, which can draw on outlying areas to get workers, making up for having below-replacement fertility. Door County also relies on importing workers, but because it is not a large city with lots of political power, this is less reliable. Door County manages to get a consider number of immigrants from outside the county, but most who relocate for longer than a season are wealthier than people residing in Door County. Instead, as larger-scale governing bodies destabilize Door County and break down its social fabric and economy, they can use former Door Countyites to solve the worker shortages in large metro areas. Support for transgenderism is a shibboleth for the economic interests of large metro areas. This manifests itself locally as a lower quality of life and an economic leakage to outside the county. Because it isn't a big city, Door County is especially dependent on its birth rate for its future. Its total fertility rate in 2020 was 1.533 lifetime births, well below replacement of 2.1 lifetime births. However, since something like 30% to 40% of young adults leave the county, the effect is even stronger than 27%.
Transgenderism's concomitant drugs and surgeries tend towards sterilization, and towards making its subjects less attractive to the opposite sex. Assisted reproductive technologies are too expensive to be implemented on a broad scale. Transgenderism is a risk to Door County's future, because it could help push that 1.533 figure even lower. In this way, transgenderism is a demographic factor in the overall gentrification, just as unaffordable housing is an economic factor. Just as it is unwise to encourage unaffordable housing, it is unwise to encourage transgenderism.

I'm not sure if this has been covered in your classes so far, or privately by your boss. If so, bear with me as I restate it. The Pulse has a different political makeup among its advertisers versus its readers. That it is a free paper tends to result in a readership which is inherently less educated than the readership of a subscription newspaper. I used to know a man who had once ran a free paper, but sold it. He was a conservative. It had a lot of general-interest content, nothing political, and especially featured ads for alcohol. Free papers tend to be read by people who read occasionally rather than regularly.
Occasional readers are less educated than regular readers, and the level of education corresponds to the political alignment. This means that natural readership of the Pulse is more conservative than the overall population of Door County. For people with a regular reading habit, the Pulse competes with a number of subscription outlets, while for occasional readers the Pulse has less competition.
Yet the Pulse isn't dominated by gas station and liquor store ads. Unlike many other free papers, its advertisers run more towards the left. This makes sense, because presently Door County has a disproportionately left-wing visitorship. One factor in the loss of right-leaning tourists may be in marketing decisions over recent decades has shifted. Right-wingers from the Chicago metro area are probably drawn more towards state parks in Indiana and other Door County alternatives. Local businesses geared toward tourists, or even seasonal residents, will probably be well-served by advertising in the Pulse.
This leaves the Pulse in the situation where it is to the left of its readership, but still financially sustainable. Its leadership must be aware of this vulnerability, as the Pulse's podcast tends to be to the left of the paper. That it sometimes leaves its readership behind is exemplified how, in the recent midterm election, Ron Johnson did not return any answers to the Pulse's questionnaire, while his Democratic opponent did. Door Countyites voted for him anyway, by a margin of only 75 votes. During the 2022 election it seems that a number of Republicans intentionally spurned media outlets over left-wing bias. To the extent that they did so, and won office anyway, this served to send a message to their base that they were unwilling to be manipulated by left-wing media. It could even be seen as a plea for fair treatment in the future.
Instead of pronouns, there are other topics out there. Recently, a large firm was paid a lot of state money to write a report which claimed that "Potawatomi was chosen in honor of the tribe that had lived in the area before ceding its land to the US government in the 1830’s."

With some effort, you should be able to find other topics which are win-win for both your future career and for Door County. Although this is a social relationship, were it a biological relationship instead, this would be "mutualism" rather than "parasitism" or "predation".

2023.06.10 01:01 Abentura My partner and I are looking to start a family. In addition to Long Beach we're considering Lakewood, Cerritos, San Pedro, and Torrance. What's life like for a kid growing up in those places compared to (the nice parts of) Long Beach?
Note: by "nice parts of Long Beach" I just mean the parts that aren't rough. For example, I think Los Altos and Rose Park are nice parts of Long Beach.
My partner and I love Long Beach and have established roots in the community since moving here ~7 years ago. We want to start a family sometime in the next few years.
Our housing budget is such that it makes sense to cast a wider net that includes neighboring cities, in order to increase our chances of finding something we like and can afford. For us it won't be much different to live in a neighboring city because we can just drive 20 minutes to get to Long Beach but when you're a kid your world is pretty small. So I wanted to see what the difference might be growing up in one of the nice parts of Long Beach compared to the neighboring areas I mentioned in the post title, especially for a kid from a diverse family (we are a same sex couple; my partner is Filipino American).

With over 20 years of building experience, I would like to share with you my insights in navigating becoming a successful contractor. With many different avenues of the building world its key to understand what problems will arise on any given day. A man once told a saying that stuck-the 6 p’s in life- Piss Poor Preparation leads to Piss Poor Performance. Preparation builds everything in construction, without preparation the jobsite will not run correctly. The best advice I was ever given was to learn a little about every trade giving you the ability to understand trade lingo and secrets. An example would be painters use the terminology flash; this means when the sub structure bleads through the paint. Subcontractors will give the best pricing if they respect your knowledge of the industry. If the subcontractor feels they will have to hold your hand through the job they will charge an extra fee…i.e. I call it the aggravation fee. In this blog I will explain the key elements in finding success in all aspects of the industry. Contracting is a physically and emotionally demanding job which requires planning and foresight to complete projects on time within budget. Picking your customer is just as important as picking your employees or subcontractors. I have worked for some of the most demanding customers leading me to question at the end if the job was even worth it. Sleepless nights, constant changes, lack of payment, lawsuit threats, adding work that was in the contract are just a few things you could face with a tough customer. With so many moving parts at all times it is critical to be able to adapt to changes within a short time frame. Materials will come in damaged, subcontractors will be late, employees will get sick, but the deadline you set does not change. The stress can be overwhelming at times keeping your mind in a good place is key to navigating all that is thrown at you. Choosing your client picking the right jobs-Keep these questions in mind The first question to be asked is what the time frame is to start the job to see if it fits within the timeframe for your business. If the time frame doesn’t work then move on from the project or let them know when you would be available to start. If the client really wants to use, they will wait until you are available. Taking on too much work will only lead to problems. Construction is a serviced based business, staying on top of the project and client will eliminate an unhappy customer and construction issues that will be over seen. With online presence if details are missed and customer service lacks it will only be a matter of time the phone will not ring. The second question to be asked to the client is do they have a budget in mind for the project. If they answer yes this is good, follow through with what the budget is. If the budget seems low let them know, this will eliminate a tire kicker, educate them on what the price range could be. If the budget seems reasonable then continue the discussion to the next question. If they answer no let them know that you can give them an estimate to see if the project is feasible with their finical capabilities. Taking on a job that is not correctly budgeted will lead to an unsatisfied customer due to non-transparency of the construction cost. The third question to be asked is anyone else bidding on the job, if the answer is yes, understand you might just be number check for the contractor doing the job. Dig a little deeper and find out how many numbers they are getting and why. If your business model is to be competitive be completely transparent with customer, this will gain trust with them. Let them know you get what you pay for and if you they choose the lowest bid it could lead into lack of quality of work.
The fourth question I will ask is there any specific subcontractors they wanted to use. If the answer is yes then I would explain to them you only use the subcontractors you have a working relationship with. Otherwise, this could backfire as the subcontractor might not show, do subpar work, talk behind your back to the homeowner. In my experience I would stay away from using any homeowner to alleviate problems down the road. A quick conversation now can save headaches down the road. The fifth question I will ask are planning on getting the job permitted, this needs to be known it takes more time for the permitting process. Plans will have to drawn submitted and approved to the city before work can commence. The sixth question I will ask if a residential remodel is are you going to be living through the remodel if yes understand this will take more time to navigate the project due to answering questions and cleaning the house on a daily occurrence. I would recommend seeing if the customer would be willing to move into an Airbnb or friends for at least the demo portion of the project. If they do plan on living through the remodel add a couple hours a day to accommodate the extra time that will be required. The seventh question I would ask in a residential remodel is how old the house is to see if there is asbestos that would need to removed by a proper company. A home built before 1979 will most likely have some asbestos in the house, use a licensed company with proper insurance to dispose of the materials. If everything looks good to this point find out a little more about the client personality. If the client seems reasonable, I would bid the job. Unreasonable people can cause you more stress than its worth. These are some red flags I would look out for. Some jobs are not worth the money. Very demanding in the way you are going to perform your job- I.e., tell you how you are going to do your job- You’re the professional not them! Give you a hard time about your price- haggle with price you estimated- The price is the price! If they are a family with little money and you want to help them out is one thing, if they are trying to beat you down is another. Mention they have a lawyer-there is no need for them to bring up that they have a lawyer - Run for the hills as if the job goes south, you will be the one losing out! Tell you what the payment terms are. It’s your business you get paid how it works for your company. If you want to get paid every Friday, put it into your contract-If the clients do not agree move on it will save you frustrations If they talk bad about the last contractor, chances are they will talk bad about you. There is a reason why the contractor does not work for them anymore, unless he did subpar work this a red flag Clients are using an interior decorator that will purchasing all of the materials- The materials could be ordered incorrectly by the interior designer your company will not make the mark-up it deserves. Interior decorators usually add time to the job as well as act like your boss. Charging a little extra for the time and stress that it will entail is only fair. Clients want to purchase the materials- You are using your knowledge to buy the correct materials-The mark up on the materials keeps the doors open working for wages only pays the bills The husband and wife do not get along-You will become the mediator between the couple it will lead to taking sides a losing proposition- A drama free work place is always best! Dangling carrot-if you do this job the next one will be better-Only look at what there offering at the present moment, if its not a good fit do not take the job for a job down the road…Its not worth chasing a job that might not happen! The Art of the Sale First things first selling your company is all about presentation. In meeting your clients for the first time show up with a collared golf shirt tucked in, belt, nice jeans, and newer shoes. Have a truck that a clean, no dents scratches, preferably washed the day you are going into your meeting. Have a leather note pad that is clean no dirt or paint visible. Show up 5 minutes early, if you’re running a little late shoot them a text to let them know. Treat the situation as if were going on a first date, best foot forward. As you introduce yourself give them a warm greeting, letting them know you are very interested in the work. Find out a little about them, hobbies, where they lived, etc etc. You are going to be working with them on a daily basis its nice to know what makes them tick. Having a good working relationship from the start is key forming a solid relationship. As the conversation progresses find out who wears the pants in the family…ie who’s the final decision maker. If its fits the wife, chances it is…..then kindly let the husband know happy wife happy life when their in a stall mate on an issue. As your looking at the project throw in some suggestions of what you think would look good from past experiences, this will get their attention that you have knowledge and want what’s best for them. If you see ways to save them money in their project let them know, money is a large point of the sale keep that in mind. Mention that you’re not the least expensive contractor but you’re not the most expensive either. Your customer satisfaction is your number one goal which leads to more time spent on keeping them happy. One happy customer will lead to another, one unsatisfied customer leads to work in the future. Bring up the fact the finishing the job on time is key goal to your business, many contractors run several jobs at once causing the jobs to be finished way behind schedule. You must stand out as having integrity, good morals, and the ability to problem solve to get the job. The clients will be testing you to see if you’re a good fit as well. Keep in mind as you take your notes that you must not forget anything they mention as it will come back before the job is completed…i.e. we mentioned that to you before we started the job! Take pictures of the proposed area for work, that way you can use it to better right your estimate. Let them know you will give them a detailed outline of when the job will be completed letting them see how long each phase will take and correlate it with your payment schedule. Before you leave their house let them know when the estimate will be sent to them. MAKE SURE YOU HIT THAT DEADLINE! Once you sent the email over with estimate make sure you get confirmation that they received it. Wait at least 2 days before checking with them, hopefully they contact you first! If they want negotiate the price, let them know that it is the best price that you can manage, its not worth losing money before you start. I closed 80% of the work I estimated by being very transparent and friendly. If you come off with an attitude charge double what the going rates are you might only land 1 out of 10 jobs as well as getting the reputation of being expensive. Bidding the job Looking up industry standards on pricing is what I would go buy for pricing. If you google the coat of any installation there will be a cost range for everything. Looking at the cost ranging from high to low I would tend to be in the middle. Some items might be low on the internet if this is the case use your best judgment not to lose money. Closing sales is key to success and keep the doors open for business. Being in the middle on pricing is key as most customers shy away from contractors that are extremely low or high on the price range. I tend not bid out hourly as wages do not pay for retirement. Bidding is better as customers no the exact price of the cost of construction. It also keeps the job moving quicker as time and material contractors take longer to complete projects…Thus costing the client more money and valuable time they could spend in their house. Using a Contract Using a detailed estimate tied to a contract covers your butt in 99% of the time. Having a piece of mind that every aspect of the job is covered in the estimate and contract protects both your company and the client. Key terms to include in your estimate/contract are. Have a schedule on excel showing the start dates and dates of each trade this will show the customer you are organized with time lines. If not written in the detailed in the estimate the item is excluded- This ensures if its not written down its not included. TBD- To be Determined- A phrase on a line item that has yet to had final decision of products or service needed. -The pricing will follow the decisions to be finalized Give out what your written warranty will be for parts and labor this changes state to state. If the homeowner provides the product than no warranty will be given on that particular item. In the contract have a start date and end date with the verbiage subject to change due to weather, product delivery, change orders Have a progress payment schedule to ensure the client understands when funding will be expected-Including if not payment is rendered service to the project will stop. Have written terms of how change orders will be charged-cost plus 20% or a set fee Make sure in your contract that arbitration is required versus going to court- This will save lawyer fees and going to court Many contracts can be found online and each state requires different contracts
Finding leads Finding leads is easy with the right network of people. I personally do not find working for friends or family members a good fit. Relationships get strained when money is involved, causing undue stress for both parties. I have listed a couple of ways to build a network or find work using the internet. Get in contact with realtor’s- Realtors have a big client base of homeowners who need work done Contact local Architects to see if they are working with any general contractors Leave some business cards at your local materials suppliers-Doowindow/lumber-many times clients will ask salesman for a referral. Join a business networking group- BNI is one of many Join a internet website lead generation company- Houzz, Angie’s List, Home Advisor, thumbtack, Yelp run an ad on craigslist Use a marketing company to market your website-This could become costly with little results Create a Facebook business page Create a Yelp business page
Building your subcontractor base Having 2 subcontractors for every trade, gives you the flexibility of completing jobs on time if the one the subcontractors is too busy at the time you need their service. Your subcontractors are the face of your business, choose owner run companies that are professional. Check to make sure there license are up to date..ie workman’s comp, liability insurance, state license. Choosing subcontractors with lettered vans, logoed t-shirts is s key to looking professional in the clients’ eyes. In the past I have gotten a lot of subcontractors for material supply shops, stopping by jobsites, researching the internet using Yelp, Home Advisor, etc etc. Once you get one good subcontractor ask them if they know any other trades they would recommend. One good subcontractor leads to another in most cases. The key to having a good group of subcontractors is to let them know that you are there to get help them get the job done. They do work for you but without them you are nothing…keep that in mind! Make them aware a clean jobsite is required at the end of everyday to ensure the proper safety for all parties including theirs! Over the years I have referred a lot of companies work when there is only 1 trade needed. Referring work to subcontractors is a good way to get top priority when you have work that needs to be completed ASAP. Timing is everything in times of emergency having a good group of subcontractors will make your business run smoothly. Pay your subcontractors immediately after performing work, this will make them feel appreciated! A happy subcontractor is one that will gladly go the extra mile for you knowing that there not just a number to your business! Buying lunch once a week for the jobsite is always a good token of appreciation!
Supervising In supervising any jobsite its key to monitor everything from materials on hand, weather, vehicle parking (if applicable), jobsite safety, and subcontractors’ workmanship. If you hired a professional there should be little supervision in the work being performed, on rare occasions a new hire might need some mentoring to get the results completed correctly. If you see a problem with there work address it with the worker directly, no need to call his boss…. building repour with the worker letting him know you got his back goes miles down the road! Checking in on the job first in the morning to answer any questions or changes that need to be conveyed and once in the afternoon to make sure all work be completed is done per construction industry standards. A job that is run blindly will have many more issues than one that is watched over. I have seen many jobs with no site supervision, leading to subpar quality work as well as safety hazards. Its better to be like an eagle than cluck like a turkey!
Working with the City/Inspectors On permitted jobs the city and site inspector will be a large part of how smoothly the job runs. Each phase of construction has an inspection allowing for the project to continue. Make sure your subcontractors are aware that the project is inspected before starting the job. The best way to stay on his good side is to provide a clean jobsite and having the job built to the highest standards possible. When having the site inspected be courteous to the inspector asking any questions or concerns you have with the work during the job. Being completely transparent will save you aggravation of problems down the road. The more he trust you the better if you seem sneaky or rude he will make your life a living nightmare! Many inspectors will have an attitude towards you….I suggest keeping quiet and doing what ever he wants….he’s the boss no need to get in a pissing match you will not win at. How to deal with irate customer Stay calm during any argument with an irate customer. Never raise your voice or show that you are bothered by their disgruntled behavior. If the customer is trying to get more from you than agreed upon stand your ground. Worst case scenario is you walk from the job, which in the long run be more of a loss for the client. I have only run into a couple of these clients; they are unreasonable and not worth losing sleep over a few dollars. Its best to terminate the relationship as it would be my best guess that a referral from this customer would not be one you wanted anyway. If you feel it was just a miscommunication on your end, take reasonability and remedy the problem. Taking accountability for your mistake will go a far way in their eyes and on future issues that arise. Prepping the homeowner pre-construction Before starting the job, it very important to give the homeowners a warning of what will happen during the construction process.
- All furniture in the proposed working area must be moved- I would recommend having the clients take care of this to limit the risk of damage to their belongings.
- There will be dust that will be in the house up to 3 months after construction-I would recommend hiring a construction cleaning company at the end of the job even so after it is cleaned dust will be present months after words.
- There will be conflicts between you in the homeowner at some course of the job. - You will do your best to eliminate them as quickly as they arise-i.e. material damages, miscommunication, job delays
- All decisions on materials must be made before the start of the job- this will eliminate job stoppage due to materials not being on site.
- All materials will be on site before commencement of job-
- Payment structures must be made per contract otherwise job will stop until payment rendered
- Cars are to be moved out of the driveway- Ensures ease of loading and unloading of materials/tools
- Give the specific hours that workers will be present- i.e. 7-3:30
- Determine what areas are allowed to be used as staging for tools/materials
- If animals are present in the home that they put outside or in a room during the day
- All valuables in the house are locked in safe
- Ask if using client’s household bathroom is okay or to bring in Porter Potty
- Being transparent as possible is key to keeping a great relationship with your client!
During Construction During construction it is key to take detailed photos to eliminate any damages that were not caused by the construction process. I would also make a video to ensure all areas are included. All subcontractors should also take progress pictures to ensure if problems arise in the future, they will not be responsible for any work that they did not perform. Keep an on-going log of progress to the homeowners and share the pictures for there records. This will keep homeowners excited of the progress being made. When the house is gutted to the studs it is important to have construction photos showing where all utilities are run in the walls or sub floor. If there is a problem in the future there will photos showing all utility locations. Protect all flooring with plywood or floor protective. I also like to protect front door and tarp all areas where subcontractors are to be working. Make sure to cover any chandeliers/furniture/doorways with plastic to eliminate dust. Ask the homeowners if they have any concerns that they could think of. We’re all human and possibly a detail was missed! Post Construction Phase If the project went smoothly appreciation should be shown to the customer. Find out if the husband likes a particular type of liquor. Bring the wife a bouquet of flowers. Send a Christmas card to the family letting how much you appreciated the work. You know you have done a good job if they tell you they will refer you to their friends. The best compliment you could receive is a good referral. In Summary Try to find a knitch in the market, I found kitchens to be a great remodel projects. Bathrooms are tough as they are small, expensive with little profit margin with every trade involved. Windows/doors are also another great knitch as they can be installed quickly. There are so many different remodeling items that can be stream lined to make the selling installing process flawless. Once the core group subcontractors are in place the job almost runs itself. Every day is a learning experience with new materials or methods in construction. Keeping up with codes, materials, fluctuating labor and material cost is a job within itself. Anyone can be a contractor with the right mindset.

My husband and I (he is his late 40s and me in my low 50s but we act and feel much younger than that!) are wanting to move from Phoenix and have narrowed it downtown to upstate NY or Chicago area (likely suburbs but we are open). I was born in Phoenix and lived here 21 years before moving to Los Angeles for 17 years and then lived in central PA for 10 years before moving back to Phoenix again. I'm not a fan of Phoenix. Don't like the heat, am sick of beige houses and landscape, not much culture, the conservative politics, lack of things to do. Don't get me wrong, I'm not a fan of the extreme cold either, but I do love and miss the change of seasons we had in PA. I miss green trees and water. Upstate NY has his family but it's a small town and we feel like we'd be bored there and feel Chicago is a short plane ride from them.
We just got back from an information gathering trip to Chicago area and I LOVED IT. I loved the city itself and love the idea of access to it, but we also visited West Dundee, Barrington, Arlington Heights, Geneva (my fave) and Highland Park (I wish). Suburbs are more affordable for us and I could at least visit the city often and fantasize about living there and soaking up the culture! I anticipated the suburbs being "lame" due to some people making comments online, but actually found them quite pleasant with lots of restaurant options, a home town feel, yet didn't feel like I was actually in a small town with nothing to offer.
Everyone tells me I'm "moving in the wrong direction". Friends, family, and even strangers look at me like I'm an alien for not liking Phoenix. I just don't and never have, even as a child. Of course I get the "you'll get shot" annoying comments from certain family members who think the city is burning to the ground. This just fuels my desire because I can get rebellious! When I visited I felt completely safe, even in the city.
As you know, moves are expensive and a pain as you get older and I'm scared to take the risk of making a decision at my age, but my gut is screaming for Chicago just after one visit (and many, many months of research via articles, YouTube, TikTok - I've been obsessed with it). Any advice, tips, thoughts are welcome, especially from anyone who has made the move in the "wrong direction" from Phoenix to Chicagoland. :-)

**The TL:DR** here is that a fun, friendly, gaming college professor and pop culture fan seeks a great perhaps of any kind of relationship. Very much into ebbing, flowing, and going with the flow. Sidenote, I was going to keep up with my tradition of quoting Taylor Swift lyrics, and while I'm still a Swiftie and excited to see her in July, she is not in my best graces right now, haha! **More about me:** I turn 32 next week and have been in the Pacific Northwest for about 8 months now. I am really enamored with the culture and climate up here, and am even more excited to explore it more now that I have some time. I teach college, coach a competitive academic activity, write, play video games, and absolutely love watching movies, television, and listening to music. I plan on reading and writing a lot more this summer, but I also plan on just letting myself enjoy the time and be very fluid about everything. I'm a staunch Leftist, but my bitter burnt out political heart is still a deep well of empathy, eager to lead with kindness and inclusion in terms of politics and life in general. I just feel like (no shade here) it's really tough to be like; "I am on this really magical shitshow of a place called Reddit, with people from so many different backgrounds, interest groups, etc., and I truly (madly, deeply) want to find love, and I am entertaining nothing else." Like, I respect that, and I hope you find your person, but I'm terrified that *that* puts a lot of tough-to-meet expectations on both sides of the aisle. To be honest some of the last people I've really really felt strongly for have been women I've met on the internet, and so I'm obviously capable of finding that. I just have tried to force love to many times into boxes it doesn't fit in, and that static immovability probably hurt me more than helped. So, it would be really really cool to find a person to talk to, day in and day out, that there is a mutual attraction with, and the chance of building to something. I would love to find someone local to hang out with and show me around the PNW, but I would equally like to find someone I just click with, to eventually host/visit. I don't really have an age range, but it would be nice if that sort of thing could be on the table. However, if you're only looking for an internet friend, depending on the vibes, that can also be totally acceptable.
**Other Interests:** Here are now a smattering of things that have recently or historically been interested in. I'm big on shared experiences but also swapping suggestions.
**Movies:** I like to call myself "Hollywood's favorite customer," because I'll literally watch 95% of movies and find something to enjoy out of them. That being said, I am very into horror films, superhero movies, and your traditional "Oscar Bait." Again, while I like most of the stuff I watch, much like the deep well of empathy that is my heart, that enjoyment isn't finite. Just because I liked Kandahar more than most audiences, doesn't mean my whole-hearted endorsement of Everything Everywhere All At Once is any less significant. Jojo Rabbit, Parasite, Crazy Rich Asians, Booksmart, Assassination Nation, and The Hate U Give are some of my favorite films in the past few years. It's a Wonderful Life is my favorite Christmas movie, I'm a big fan of the Before Trilogy, and Field of Dreams always is a tearjerker. Also, Titanic is just fucking fantastic. I really want to watch the Studio Ghibli movies, I just haven't got around to it yet. Disney/Pixar films are generally pretty solid (again, full-on weeping for Moana and Coco), but I wouldn't say I'm well-versed in all of those.
**Television:** Let me tell you, seeing Succession and Ted Lasso end in the span of three days has been emotional whiplash. The latter had me ugly crying through the last seven episodes (can you tell that I'm in touch with my emotions?). I identify a lot with the positive masculinity, care, kindness, and optimism of Ted Lasso, and I think that influences what I see in other shows. With the writer's strike going on, I've also started going back and watching older shows. Currently binging through Lost, and that's been a trip. Once I finish that up I'll catch back up on stuff like How I Met Your Father (HIMYM had a really bittersweet end for me), The Silo, Citadel, and Fear the Walking Dead (OG Walking Dead has been one of my favorite shows minus the dredge of seasons 7 and 8. Dead City should be interesting). Reservation Dogs was also really really good. The OC is a classic for me, Gossip Girl was like, okay. Game of Thrones was amazing until it wasn't, House of the Dragon was really neat. The Office and Parks and Rec were definitely enjoyable. Loved The Last of Us. Big fan of Sorkin's shows as well.
**Music:** I have really enjoying Kesha's newest album. Obviously, as mentioned before, I am admittedly a Swiftie. RedTV, folklore, and evermore are far and away my favs, but as someone who had their own Reputation era last fall, that shit slaps. Midnights could have been better, but again, that's okay (facts). I am wildly excited for 1989 TV because when the OG came out as I was in grad school, it really was when I embraced my fandom of her. Pop in general is pretty neat; Charli XCX, Carly Rae Jepsen, Lorde, Olivia Rodrigo, etc., are all artists I dig. I also really love pop punk, from the classics like Green Day, Blink-182, and MCR (who are more adjacent, I suppose) to more recent bands like The Wonder Years and Neck Deep. I occasionally jam out to some metal (Avenged Sevenfold, Ghost, early Metallica) as much as I occasionally (and theatrically) bust out the Broadway soundtracks (Somewhere That's Green, 30/90, and Defying Gravity are all singalongs I get pretty passionate about). Also I have a professional wrestling theme music playlist I get hyped to (sidenote, I really love wresting? I just am not giving it a section, haha!). A big friendship and/or couples goal thing I like to do is collaborating on a Spotify Playlist together.
**Video Games:** I probably fanboy a bit too much for Microsoft but I'm not a shill to say that Xbox Game Pass Ultimate is literally the best deal in gaming. It's how I discovered Persona 5, among other games. I recently beat Ghostwire Tokyo which I probably would have bought on its own, because again, horror is my jam, but not having to drop 60 bucks on a game was nice. I am very excited for Diablo 4, and am excited to game more in general this summer. Kingdom Hearts will always have my heart, as well the Resident Evil series, and Fire Emblem. I'm super down to play anything multiplayer, although some games are absolutely sweatier than others. If I found my forever player 2 from this (or really just a gaming buddy, lol), that would be goals for sure.

A couple of weeks ago I asked for some suggestions regarding what to do and see in The Hague during a weekend.
Just wanted to let everyone know that I loved the city and what it has to offer! It's pretty clean and friendly place. I was surprised that all the waiters spoke perfect English and a few of them even spoke fluent Spanish (I visited with a colleague from Spain). Even a 70+ year old grandma I asked for the tram station spoke great English. People were genuinely welcoming and I got a feeling that there is a sense of community there.
I loved the Museums, and big parks. The state of the city transportation seem to be immaculate: buses and trams were clean, on time and not overcrowded. I also loved the street food festival around the Hofvijver lake.
I visited the International criminal court. The houses in this neighborhood (towards Sheveningen) are spectacular. It seem like a pretty chill and residential place to be living. Must be pretty posh though.
And of course I loved Sheveningen... the beach is super large and I almost felt like in the French riviera (ok, a small exaggeration). For such a small place I could have never guessed that it offers a variety of activities, food options, party choices etc. Speaking of food options, probably the best steak in my life was the one I tried in an Argentinian restaurant called "Los Argentinos", somewhere close to the city center.
I even started thinking of getting a job there and moving from Belgium as somehow the place seem more in line with what I'm looking from a city.
Anyway, just wanted to let you know that you live in an amazing place and I hope you appreciate it. Also, thank you for your comments and suggestions.

Alessa loved the summer. The little place where she’d been born and raised was a boring, sleepy tree village that was all too peaceful and quiet for the young woman. Not to mention filled with the elderly and hardly populated with anyone her own age.
They lived on the edges of the land where the House of Artemis resided but Alessa had never got to really be free like her other sisters of Artemis.
Things were different when summer hit. Every year she made the pilgrimage to the capital Themyscira City for its’ countless summer festivals, all incredibly elaborate and bustling with tourists. Her first year as an adult also meant it was the first year where she could make this trek on her own and really enjoy the festivities to their fullest.
Thousands of women from all over the massive continent flocked to the capital during this time; it was always so exciting seeing all of the children playing in the rolling hills and large fields outside the city walls.
Not to mention all of the important High Priestesses and other officials who’d arrive to Themyscira City with their legions of Priestesses and other followers.
If you were lucky, you’d maybe get to see an Immortal too. Only Demi-Gods, as the Gods didn’t simply let mere mortals bask in their presence. Though considering that they were the original Amazons it was still incredibly exciting.
And in any case, the diversity of the city mixed with the diversity in tourists tended to make the Amazons forget about the…tensions between the various Houses of Themyscira.
Themyscira had once been a place to get away from the wars and squabbles of the gods, but after hundreds of thousands of years of development the continent was split between regions ruled by the different political Houses, each devoted to their own God or Goddess. Even the mortals were all descended from the Gods original creations, so Alessa supposed this made some sense.
But things had been getting worse over the past hundred years and the capital was like a powder keg even during joyous times such as these.
Alessa parked her pegasus Percy about a hundred yards from the front gates of the city, a heavy sigh left her lips as she hopelessly gazed at the hordes of people orderly making their way through the gates. Ugh, it’d probably be hours before she could get in.
She’d hoped she could have gotten there early but Percy’s wings had gone tired. Even then, he found it more fun to prance through the hills and Alessa had to chase him around for nearly a half hour.
“Ugh, this is wonderful. I’d be eating Tarhkaran Squid or watching the Daughters of Artemis marksman contest if we could only just fly over the walls. We’d likely get shot down.” The raven haired young woman rolled off Percy and collapsed onto the soft grass.
Only after a moment of rest was she suddenly greeted by the sound of heavy, thunderous steps. The Warrior Caste that belonged to Argos, home to the House of Ares. Alessa quickly jumped onto Percy and the frightened horse squealed as it pushed itself several dozen feet into the air to avoid the marching battalion of soldiers.
Their carriages were carried by several massive, gnarling beasts that were practically treated as pets where they were from. This was always the most intimidating part of the summer festivities to Alessa, representatives from the various Warrior Castes would gather together in the capital as a show of peace.
Amazons had once been a tribe of exclusively warriors in the early days, but things changed once they’d removed themselves from the violent and warmongering ways of man. For the most part.
She gazed in awe at the hardened soldiers. Black steel armor. Helmets that shrouded their faces. Blades and spears heavier than a normal person could reasonably carry. And glowing with various enchantments.
“Wh-whoa!” Alessa managed to gasp. The entire crowd of civilians parted to let the warriors through.
The Warrior Castes only seemed to show up to the capital more armed every year. She was surprised the Argosians hadn’t come with twice the artillery as anyone else just to flex their might. There really was something eery in the air this year. Some even called for the cancellation of the festivals this year. Alessa truly hoped her suspicions wouldn’t come to fruition.

Hello everyone! You can call me Janglesh. My timezone is PST, I’m a 23 year old multi para writer looking to worldbuild a greek mythology setting taking place on Themyscira, home of the Amazons!
This is an idea that I’ve been really craving to explore and flesh out with someone who loves worldbuilding just as much as I do! I left aspects of the world and culture and plot a bit open so we can come up with things together, and everything is also up to change if you have your own ideas! I’d really love to contribute to this world equally with someone and conjure up a setting and story that’ll really set our imaginations on fire!
The basic setup is that thousands of years ago, the original Amazons created their own realm to get away from the war between the Gods over who controlled the human realm. Themyscira is home to only women, the descendents of the original Amazons. It is a massive, fantastical realm full of amazing creatures and magic gifted to them by the Gods.
It’s divided into several regions, each controlled by worshippers of each God. Things have been peaceful but lately there’s been growing tension.
I’d love for this to have an ensemble cast, I enjoy having multiple character types working off of each other and trying out different dynamics. Obviously we’d still each have mains that we focus on, though.
General Requirements:
•Be an adult. The roleplay will be sfw, but I’m pretty uncomfortable with writing with someone who’s not an adult.
•Be interested in conversing and discussing the roleplay, as well as mutual collaboration. Collaborating and brainstorming together makes the rp so much more fun! OOC chatter is also appreciated.
•Be detailed and multi para.
•Be willing to write multiple characters, I will do the same. We’ll have mains, but I love having side characters and stuff to make the world and story feel more three dimensional and fleshed out.

Hello again, R4R. My first summer in like 7 years has just started, and I'm on a business/mainly vacation trip in Arizona, enjoying my newly minted 32-ness.
The TL:DR here is that a fun, friendly, gaming college professor and pop culture fan seeks a great perhaps of any kind of relationship. Very much into ebbing, flowing, and going with the flow. Sidenote, I was going to keep up with my tradition of quoting Taylor Swift lyrics, and while I'm still a Swiftie and excited to see her in July, she is not in my best graces right now, haha! So pop punk, it is.
More about me: I turn 32 next week and have been in the Pacific Northwest for about 8 months now. I am really enamored with the culture and climate up here, and am even more excited to explore it more now that I have some time. I teach college, coach a competitive academic activity, write, play video games, and absolutely love watching movies, television, and listening to music. I plan on reading and writing a lot more this summer, but I also plan on just letting myself enjoy the time and be very fluid about everything. I'm a staunch Leftist, but my bitter burnt out political heart is still a deep well of empathy, eager to lead with kindness and inclusion in terms of politics and life in general. Nazi punks can still fuck off though. And, no human being is illegal, we should trust science, trans rights are human rights, abortion access is healthcare, we (most of us) are living on stolen land, borders aren't real, prisons should be rehabilitative and not retributive, America has a gun problem, even if they are the only check back against the state, love is love, etc.

This is how my relationship with my future wife developed and what I’d call our real first date.
I met her around Christmas of junior year when I went out with her roommate. They didn’t get along well so if I was going over she was never there. I still remember the first time I saw her though. I was hanging around her floor and she was walking by to go to the bathroom before bed to brush her teeth. She had on a red union suit with a trap door and the guy I was with yelled “Does the trap door work”. She pulled it down for ½ a second and it was so innocent yet sexy I was hooked.
I thought she was attractive and talented but she was supposedly “Pre engaged” to her high school boyfriend who was at Cornell. Also academically she was a mess. She didn’t get along with her mother and chose RIT because it was the furthest college away from her parents with an art program. Her major was Environmental Design which she chose because she hated it the least. By the middle of junior year she was already almost a year behind in her major mostly because she didn’t go to class. But what was obvious was she was an incredibly talented artist. She drew almost constantly. Every night a bunch of our friends would meet at the dining hall and she always had her Rapidograph with her and she would draw on the trays and take requests and people might not know her but everybody recognized her trays and they were a big hit.
So we hung around more and more and by the end of junior year we were really close to being a couple but when school ended I was going to stay at school to be a teaching assistant and she was going home which she wasn’t looking forward to. That summer I was a TA I was in charge of opening the darkrooms and then I sat in this windowless room with this guy Bruce and students would bring their prints out for advice. Mostly Bruce and I just talked. We weren’t friends at the beginning but if you’re stuck in a small room with someone you have to find something to talk about and we became friends.
That summer I had a Volvo 144 which was a fun car but it needed new brakes and carbuerators and stupidly I thought I could do the work myself. The car sat on blocks almost the whole summer, undriveable. Most days when I was bored watching the darkrooms I’d write her a letter, make her a collage or do anything I could do to impress her. I wasn’t trying to but I’m sure her mother saw everything I sent and now realized I was a threat to her plans for Bethany. I don’t remember how but we made arrangements to get together and go to NYC for the night. My best friend at the time Dave was working at a newspaper in Northern New Jersey so the plan was that I’d hitchhike to New Jersey, he’d pick me up and we’d go and pick up a girl he was interested in who wasn’t too far from Bethany’s house.
So I started hitchhiking early one Saturday and I only remember one ride on the way down and one on the way back. On the way down I had every male hitchhiker’s fantasy, An attractive horny girl picked me up. I didn’t hitchhike a lot but I think I only got picked up by women once or twice. She was driving a convertible and wearing about the shortest cut off shorts you could imagine. She kept telling me how attractive I was and I’m no angel but I was already behind schedule so I just kept telling her I was going to see my girlfriend. Eventually she gave up and told me my girlfriend was really lucky and she started flashing any truckers that went by. She dropped me off and I never got picked up by a horny woman again.
I got to New Jersey late, Dave picked me up and we headed towards Westchester where Bethany and the other girl lived. When we got to Bethany’s house I was all set to meet her parents but as soon as she heard our car she came running out. It was dusk so I think it was 9 o’clock by then. Halfway to the city I said that I was surprised her parents were letting her go to the city. She said she had just told them we were going to a local bar. That wasn’t encouraging but I was so glad to see her I didn’t say anything.. We got a parking space right in the middle of Greenwich Village and we decided we’d meet back at the car at 1. Then it was a really sweet date, we walked around Greenwich Village, Little Italy is right next to the Village and there was a feast to a Saint and they had rides set up and I remember we went on the Ferris wheel.We held hands but we never even kissed. At 1 we met Dave and his date back at the car and headed back to Westchester.
It was during one of the late 70’s gas crises, OPEC had cut back production and there were lines at every gas station. Every station we tried to stop at had a line of at least 50 cars even though it was 1:30 in the morning. The further we got away from NYC the more remote it got and we didn’t see any gas stations so when we pulled into her driveway it was 4am. Dave’s car was running on fumes and Bethany said her Dad would have gas for his lawnmower. As soon as she started to open the garage door all the lights went on in the house and her mother started screaming, “I can’t believe it, I can’t believe it”. The 3 of us looked at each other and decided leaving as fast as we could was the best choice so Dave and I took off and left Bethany to deal with her mother. We finally ran out of gas 50 yards from a gas station and pushed the car to the pumps and fell asleep. When the station opened they woke us up and gave us gas. Dave had to work for the newspaper so he dropped me off at the Thruway and I started to hitchhike back to Rochester.
I only remember 1 ride on the way back. A guy picked me up and the sun was warm and I was asleep in 5 minutes. I don’t know how long I slept but I woke up and something seemed different. There were all these porno magazines spread out and if you’re not expecting porn it takes a while to understand what you’re looking at. So I’m looking at these pictures and saying “Well that’s a penis and there’s another one”. I kept looking for girls but I realized it was gay porn so I sat up straight. The guy was cool and invited me to his house but I said I had to get back to Rochester. If you were a young guy hitchhiking you always got picked up by gay guys but I never had any problems. It’s hard to imagine now but in 1979 you had to work to find porn, now you have to work to avoid it. The standard pickup line by these guys was “So what do you think of those porno films”. They were just pathetic and lame.
So somehow I made it to Rochester and the Thruway entrance is about 7 miles from RIT. I had barely started walking and a good friend drove by, looked at me, and didn’t stop. I saw him the next day and he said “I thought that was you”. So I walked the 7 miles to campus and I was exhausted but excited because I finally felt like I had a girlfriend.We finally became a couple in October and soon after things with her parents got even worse if you can imagine.

Introduction 1) Will this be your first dog? If not, what experience do you have owning/training dogs?
- No, as a child my family had golden retrievers. As an adult, I’ve had a 35 pound terrier mix and a pug mix. My husband had a Rottweiler, American bulldog, and a chihuahua mix.
2) Do you have a preference for rescuing a dog vs. going through a
reputable breeder?
- I prefer to go through a reputable breeder.
3) Describe your ideal dog.
- a family dog that is good with children, friendly/neutral with other people and dogs while in public. A dog that doesn’t have a ton of energy but is happy to go on a daily walk that’s anywhere from a quarter mile to two miles. A dog that is okay being home while my husband and I go to work. We like dogs on the smaller side but aren’t completely against bigger dogs. We live in a two bedroom townhome with no yard so the dog would have to be able Tom tolerate that. We are hoping to move to a house with a yard in the next couple years but it’s not a guarantee.
4) What breeds or types of dogs are you interested in and why?
- I like pugs a lot. Our current dog is half pug and has the perfect energy level for us. Happy to be a couch potato but also likes walks. They seem to typically be good with children. I like rajah they have funny personalities. I do wonder about the ethics of breeding them and I’m researching about that.
Border terriers are aesthetically very cute to me and while at the end of the day, personality is more important than looks, liking how a dog looks is a plus. I like the wiry look of dogs. I like that they are smart and good with kids. I know they can be high energy though.
Italian greyhounds seem cool to me as well but I believe I read they can be skittish around children and we have a one year old.
5) What sorts of things would you like to train your dog to do?
- basic obedience. One of our dogs was a certified Canine Good Citizen, that would be cool!
6) Do you want to compete with your dog in a sport (e.g. agility, obedience, rally) or use your dog for a form of work (e.g. hunting, herding, livestock guarding)? If so, how much experience do you have with this work/sport?
- Not necessary but could be cool. I know Border Terriers are very versatile in that area and even do dock diving.
Care Commitments 7) How long do you want to devote to training, playing with, or otherwise interacting with your dog each day?
- We are couch potatoes and I love having the dog lay on me while I sew or watch TV. I like taking our dog on daily walks. I don’t mind carving out time to do daily training. We let our dogs sleep in bed with us as well.
8) How long can you exercise your dog each day, on average? What sorts of exercise are you planning to give your dog regularly and does that include using a dog park?
- 20-30 minutes a day. I like just walking or we could play fetch at a nearby park. I prefer not to go to a dog park because I’ve seen some bad interactions at them.
9) How much regular brushing are you willing to do? Are you open to trimming hair, cleaning ears, or doing other grooming at home? If not, would you be willing to pay a professional to do it regularly?
- I am willing to regularly pay a professional to groom the dog. I would prefer a dog that doesn’t need to be regularly brushed.
Personal Preferences 10) What size dog are you looking for?
- smaller side. Maybe 30-35 pounds and smaller but not completely against a bigger dog.
11) How much shedding, barking, and slobber can you handle?
- shedding doesn’t bother me but I don’t like when dogs slobber to the point it’s dripping on your clothes and the floor. Barking would need to be a minimum because we live in a townhome with shared walls.
12) How important is being able to let your dog off-leash in an unfenced area?
- not important, I would not do this.
Dog Personality and Behavior 13) Do you want a snuggly dog or one that prefers some personal space?
- I like snuggly dogs but I also want it to be self confident and okay if it isn’t being snuggled at all times.
14) Would you prefer a dog that wants to do its own thing or one that’s more eager-to-please?
- probably more towards the eager to please side
15) How would you prefer your dog to respond to someone knocking on the door or entering your yard? How would you prefer your dog to greet strangers or visitors?
- it’s fine if the dog barks when someone is at the door, doesn’t bother me. I’m not looking for a watchdog though and I prefer the dog be friendly to guests.
16) Are you willing to manage a dog that is aggressive to other dogs?
17) Are there any other behaviors you can’t deal with or want to avoid?
- I would like to steer away from breeds of dogs that have the tendency to be reactive.
Lifestyle 18) How often and how long will the dog be left alone?
- five days a week, 8 hours
19) What are the dog-related preferences of other people in the house and what will be their involvement in caring for the dog?
- my husband has the same taste in dogs I do. 50/50 shared care
20) Do you have other pets or are you planning on having other pets? What breed or type of animal are they?
- a pug mix and two senior cats.
21) Will the dog be interacting with children regularly?
- yes; we have a one year old
22) Do you rent or plan to rent in the future? If applicable, what breed or weight restrictions are on your current lease?
- we rent but do not have breed restriction
23) What city or country do you live in and are you aware of any laws banning certain breeds?
24) What is the average temperature of a typical summer and winter day where you live?
- summer can get up to 100 but 77-90 is more typical. Winter gets to be about 60 degrees

- I would prefer a dog that is not dog aggressive! Cost isn’t too much of an issue, we are willing to pay what we need to for the right fit.
