I am in a HCOL city in the US west coast and see a bunch of home listings pop up in the neighborhoods as well as in the websites of the real estate brokers. However none of these homes are listed in zillow/redfin/trulia or any other marketplace. I called to confirm for a couple homes that it was indeed available on market. However zillow shows that the home is off-market.
Is there any reason for the rise of this non-transparency in the marketplace? Or is it intentionally kept opaque to reduce choice/lack of inventory? Has such cases always been there? I see most of these listings being shared through signs or word of mouth (friends/family/former clients of the agents)
PS: I see these for homes/townhouses generally. But then again I am not in the market for condos/apartments so I wouldn't know where to look.

Hi personalfinance, here because I guess my parents and education taught me nothing about finances and I desperately need more informed input. I (24F) am a non-traditional medical school applicant, first-generation college student, and am missing four undergraduate courses because I didn't know I wanted to be a doctor until my gap year after undergrad. I make about 2.5K a month as a part-time personal trainer while also juggling Medical Assistant school (which I got all 4K of it paid for through a grant program) and have 1K in a high-yield savings account (Ally). I also use Acorns for my Roth IRA (sitting at $900) and Investment Portfolio (sitting at $950) (just spare change accumulating- contributing only $10 a week to each) but if I should reconsider doing this, I did it to feel better about contributing to my financial future with the realization that having no adult job and being a student it's quite difficult. I also do side jobs and make an additional ~$500/mo. I also have good credit, and use less than 3% of my available credit. My monthly expenses:
car insurance: $198
rent/utilites: $950 (I have a roommate and just live in an expensive city, I regret this, but my lease isn't up until Feb 2024)
groceries: $480 - I 90% of the time eat at home bc my roommate and I meal prep, rarely eat out and if I do, partner often covers it as he understands my situation and he's financially very secure with a fantastic 200K job :')
personal things/gas/oil change/randoms: $300-ish (yoga classes, car maintenance just little things that add up)
My dilemma: I need to go back to take a few undergrad classes, but just found out an advisor did NOT TELL ME that a non-degree seeker like myself would not qualify for Federal Loans (for which I qualify, need-based) to pay for my tuition of 4K that I JUST PAID. I only have 7.5K in loans from undergrad, no interest, that I don't need to make payments on until later this year because I was able to work my ass off for scholarships, etc. I have no credit card debt, as I pay it off each month. My options are third-party loans (terrified of these APR%) or to withdraw from all of my classes to receive a portion of that money back and basically regroup. Y'all, I'm having breakdowns about this, and just so bummed that I was led here with no support and under false pretenses. Any guidance or thoughts/comments would be so appreciated on how I can remedy this unfortunate potential loss of 4K that I literally do NOT have.
P.S. any financial guidance on how to prepare for medical school applications (multiple thousands in investment *cries*) and also taking out massive loans for med school are welcome, as it's in my future and I have zero people in my life to help me understand what steps I need to be taking to set myself up for success.

Ikeda was VERY aware of this and frequently invoked this "proof" in congratulating the Sokagakkai members that they were indeed the best and smartest for being members of his cult - because there were supposedly so many of them.
In fact, Ikeda cited the then-immense numbers of the Soka Gakkai as "proof" of its righteousness:
Now the number of persons attending today's meeting is nearly ten thousand, and there are nearly one million seven hundred thousand of families [sic] in the Sokagakkai. This is roughly estimated at several million persons. Since several million believers have realized the divine favor of the Gohonzon (which may be likened to the most efficacious medicine), the power of the Dai-Gohonzon is beyond description. Ikeda is invoking the ol' FOMO - "fear of missing out" - that competition of getting in on the ground floor before it is too late, being first on the scene of something great. "Winning." MLM scams exploit this as well. Notice how Ikeda congratulates the Sokagakkai members for being the first to adopt the faith that eventually everybody would adopt? Jump onto that future bandwagon NOW!

Just an FYI: In 1960, the world population was only 3 billion people. I don't know who Ikeda's counting to get to "20 billion" but it's probably the same place he's pulling that "1,500,000 families" number from.
Calculated from it, the Young Men's Division which has almost 1 million members, can save 1,000 times as many people, that is, 1 billion. Since the Sokagakkai members total about 3.8 million families, it has the power to save 3 billion people, the entire population of this planet, though we should be careful not to become arrogant.
If the membership reaches 100,000,000, it can save 10 billions of people, which exceeds the population of the earth and so we can go to other planets.

i'm an incoming third-year college student. long story short, we're going home to our permanent house. for almost 4 years, we stayed sa present house (mom's work) sa city. lahat halos accessible, especially school. now that we're going na, my mom suggested, and i also liked the idea na mag dorm na lang sana ako instead of commuting. another fact, i'm also working sa gabi (part-time), so as much as possible, i want my own space. leading me to make the decision to have a solo room na lang sana.
but we encountered a place, parang up and down siya? pagkapasok mo, may stairs sa right. sa baba muna, pagka deretso sa dulo ang cr and space for cooking (a mini kitchen) sa may right ng cr. pag-akyat sa stairs, deretso space na parang pinaka kwarto na siya. malaki ang space, tbh. may aircon pa na pwedeng gamitin if ever. i like it. my mom liked it too. ang kaso, masyado raw mahal. 5k ang rent tapos 1k for the bills (water & electricity) because walang separate na kuntador ba ang tawag doon. tapos may additional pa yata if gagamit ng aircon 🥲. walang wifi doon, so i'll probably use a pocket wifi.
so the question is, worth it ba 'yung expenses sa place na 'yon or should i just stick sa mga solo room na lang? parang nanghihinayang ako o wala namang dapat panghinayangan doon? any comments and recommendations would be much appreciated. thank you!
